About the project
The social housing at Abbotsford Street, North Melbourne is now complete, providing 127 modern, high-quality and energy-efficient homes to the local community. The site was officially opened on 22 September 2024.
Located just 1 km of Melbourne’s city centre, the site is ideally positioned near public transport, community services, jobs, schools and shops.
The Abbotsford Street redevelopment is replacing 112 outdated homes that were no longer fit for purpose, with more than 340 new homes, including 127 social homes and 17 market townhouses, delivering a 13% increase in social housing at the site.
Homes Victoria has partnered with MAB, including Arc3 as the builder, and experienced community housing organisation, HousingFirst to deliver this important housing project. HousingFirst will manage the new social homes at the site, delivering supportive tenancy and asset management services for the next 20 years.
The supply of new housing at the Abbotsford Street site is a key part of the Victorian Government’s strategy to provide more and better homes for Victorians.
Fast facts

The Abbotsford Street site is located just 1 km from Melbourne’s city centre in North Melbourne.

The redevelopment will deliver more than 340 new homes including 127 social homes, with a mix of one-, 2-, 3- and 4- bedrooms.

New homes will be more comfortable and less expensive to heat and cool with a 5 star Green Star Rating, and 7 star NatHERS average rating.

New green open spaces including a pocket park, and internal courtyards will be delivered as part of the project.

The Abbotsford Street, housing redevelopment will deliver a new resident’s lounge.

There will be better pedestrian access and connections through the site and to surrounding neighbourhoods.

Community engagement
Community engagement is an important element of all Homes Victoria projects, and it was key to the success of the Abbotsford Street, North Melbourne project.
Homes Victoria previously established a Community Consultative Committee that brought together members of the community to help plan the future of the project. The Committee closed at the end of 2023.
We would like to thank Committee members, as well as other stakeholders that were involved in the Abbotsford Street, North Melbourne project, who contributed knowledge and feedback over a number of years.
