Simmons Street, South Yarra
We’re redeveloping the housing site at Simmons Street in South Yarra together with not-for-profit project partner Building Communities, including the builder ICON. The Simmons Street site is based in the Horace Petty site as shown on the map on this page.
The aim of the project is to provide more social, affordable rental, market rental and specialist disability accommodation homes for the South Yarra community.
The 204 previous homes at the site were not fit-for-purpose and did not meet modern design standards. The project will replace these outdated dwellings with 522 modern and energy efficient homes that are a mix of social, affordable rental, market rental and specialist disability accommodation. The new homes will include, one, 2, 3 and 4 bedroom homes to meet the needs of different families and households.

Ground Lease Model
All new homes at Simmons Street site will be delivered under a Ground Lease Model where Homes Victoria leases the land to Building Communities to finance, design, build, manage and operate the new homes for a 40-year term. This means that the land and all homes will remain in public ownership at all times.
Construction is now underway
Construction of the new homes is now underway and on track for delivery from late 2026.
There will be no construction on site over the holiday period between 20 December 2024 and 13 January 2025.
