Planning approval for 104 homes in Heidelberg West

Homes Victoria is delivering 104 modern and energy efficient homes in Heidelberg West.  

Planning approval has been granted for the Bell-Bardia – Stage One development project which will transform the eastern end of the site between Bell Street and Bardia Street in Heidelberg West with 53 social and 51 affordable homes.  

These homes include a mix of one-. 2-, and 3-bedroom apartments to suit the needs of different families and households.

All homes are designed to meet Livable Housing Design Guidelines Silver Level standards and achieve a 5 Star Green Star and 7 Star NatHERS rating. This means that every home will be easier to keep warm in winter and cool in summer, allowing renters to save money and stay comfortable. 

Designs for the site include a community garden, an outdoor barbeque and seatings areas, landscaped open green spaces and bike parking facilities for all future residents to relax, unwind and socialise.  

Construction will begin mid-2025 and is expected to be completed by 2027. 

What is social housing?

Social housing is short and long-term rental housing that is owned and run by the government or not-for-profit agencies. 

Social housing is made up of two types of housing, public housing and community housing. It is for people on low incomes who need housing, especially those who have recently experienced homelessness, family violence or have other special needs.

About the Big Housing Build

The State Government’s Big Housing Build was announced in November 2020. 

More than 10,000 homes have now been completed or are underway.  

The investment of more than $8 billion in social and affordable housing is delivering safe, secure, and appropriate housing for Victorians in need, including young people, people with mental illness, victim survivors of family violence, Aboriginal Victorians and people living in regional Victoria.
