New social and affordable homes for Hawthorn

We’re providing more and better homes in Hawthorn so more Victorians have a great place to live.  

Homes Victoria is delighted to welcome residents into 206 new social and affordable homes at the Bills Street, Hawthorn redevelopment.   

Delivered as part of Homes Victoria’s Big Housing Build, the 206 new homes replace 52 old, no longer fit for purpose dwellings with 103 new social homes and 103 new affordable homes, including a mix of one, 2 and 3 bedroom homes. The project boosted social housing on the site by 98%.   

 

The project includes 8 disability accessible homes and the site has accessible features including paths, lifts and car parking meaning the redevelopment will be easier to access for Victorians with disabilities. 

The new homes have been designed to be modern, sustainable and energy efficient, meaning renters will be warm in winter and cool in summer while saving on their power bills.  

All homes at Bills Street, Hawthorn have a minimum Silver rating from Liveable Housing Australia and carry a 5-star Green Star rating and a 7-star NatHERS average rating. The redevelopment includes solar panels and an Local Energy Network. 

Homes Victoria partnered with builder Hansen Yuncken and architects Hayball. The project supported 890 jobs. 

As part of the redevelopment, the project improved open green spaces by providing a direct connection to neighbouring Patterson Reserve. The project includes pocket parks, play spaces and resident barbeque facilities. The buildings have been carefully placed to respond to natural landscaping features and to improve neighbourhood connections to nearby shops and parks. As part of the redevelopment, we planted 90 trees and more than 8,000 ground cover plants.

Homes Victoria has partnered with not-for-profit housing provider,  Housing Choices Australia to manage the social housing tenancies at Bills Street for over a 30-year leasing period. As one of the nation’s largest not for profit housing providers, Housing Choices Australia believes everyone should have a safe and affordable home in a community they feel a part of. At Bills Street, Housing Choices Australia will build community connections through a range of programs and connect residents to supports that help them maintain long-term, stable tenancies. Social homes will be allocated to people on the Victorian Housing Register. 

Homes Victoria has partnered with specialised tenancy manager Victorian Affordable Rentals consortium to manage the  affordable rental homes. All eligible applicants have an equal chance of being offered an affordable home through our online listing and ballot process.
