Work is underway to replace 87 older-style social homes with 250 new homes at Walker Street, Northcote.
The older-style homes did not meet modern design standards and will be replaced with 99 social homes and 151 market homes that are modern, sustainable and high-quality.
We’ve partnered with MAB Corporation, including Brady Group as the builder, and trusted not-for-profit community housing organisation HousingFirst, to deliver this important project.
There will be a mix of one-, 2-, and 3-bedroom homes to accommodate different-sized households, but it’s not just about delivering more homes – it’s about building a community.
Once the project is complete, renters will have access to new shared spaces and outdoor areas, including landscaped courtyards, a rooftop garden, a community room and direct access to one of Northcote’s key destinations, Merri Creek.
The redevelopment project is set to be completed in mid-2025.
HousingFirst will be responsible for managing the social housing at the Walker Street site by providing renters with tenancy support, property maintenance and asset management services.

What is the difference between social, public, community and market housing?
Social housing
Social housing is an umbrella term that includes both public housing and community housing. It is available to eligible people on the Victorian Housing Register.
Public housing
Public housing is owned and managed by Homes Victoria. The state government provides public housing to eligible Victorians including:
- people who are unemployed
- people on low incomes
- people living with a disability or a mental illness or who are at risk of homelessness
- people escaping family violence.
Community housing
Community housing is managed by community housing organisations.
Community housing organisations are highly regulated, not-for-profit housing providers that specialise in housing a diverse range of renters.
Market housing
Market housing refers to homes that are available for purchase or rent at prices set by the current housing market. These homes are not government subsidised. The cost of market housing depends on factors like where they are located, how many people want them, and their quality, and features.
