Homes Victoria Affordable

Homes Victoria Affordable gives everyday Victorians access to modern, energy efficient homes and stable housing at a more affordable rent.

Rents for Homes Victoria Affordable homes in metropolitan Melbourne are set at least 10% below the area’s median market rent, with an added protection of a cap set at 30% of the median income in metropolitan Melbourne. Rent will increase each year, but no more than 5%.

Rents in regional Victoria are set at the area’s median market rent, also with the added protection of a cap set at 30% of the median income in regional Victoria.

Homes Victoria Affordable homes are also rented under 3 year fixed-term rental agreements to give renters more security.

Your household must meet a range of criteria to be eligible for a Homes Victoria Affordable home.

Tenancy manager

The tenancy manager for Homes Victoria Affordable is Victorian Affordable Rentals consortium (VARc). VARc is a consortium of specialised tenancy managers, bringing together community housing and private sector real estate professionals. 

VARc is responsible for all housing maintenance at Homes Victoria Affordable properties.
