119 new social homes in Brunswick West ready for new renters

Harvest Square in Brunswick West will open its doors to new renters in the coming weeks. 

The redevelopment of the Harvest Square site will replace 82 outdated social homes with 198 modern, high-quality, and energy-efficient homes.

 

Homes Victoria delivered the project in partnership with community housing organisation Women’s Housing Limited and developer AVJennings.

The new site includes 119 social homes and 50 market apartment homes. Construction for the final stage of market housing, which includes 29 market townhouses, is set to begin later this year. 

Eight of the social homes will be owned by Women’s Housing Limited - a statewide not-for-profit, community housing organisation. 

They specialise in providing accessible housing and support services to women, children, and families in need.

Women’s Housing Limited will support social housing renters as they settle into their new homes in the coming weeks.

They will provide asset and tenancy management services, as well as deliver community development programs, over the next 10 years.

Harvest Square is located 6 km north of Melbourne’s city centre, close to local shops, transport hubs and community services. 

The redevelopment includes new amenities for residents and the community alike. 

This includes community gardens, public open spaces, play equipment, and improved pedestrian connectivity throughout the site and to the surrounding neighbourhood.

What is the difference between social, public, community and market housing?

Social housing

Social housing is an umbrella term that includes both public housing and community housing. It is available to eligible people on the Victorian Housing Register, with rents capped at 25 to 30 per cent of the household's income.

Public housing

Public housing is owned and managed by Homes Victoria. The state government provides public housing to eligible Victorians including:

  • people who are unemployed
  • people on low incomes
  • people living with a disability or a mental illness or who are at risk of homelessness
  • people escaping family violence.

Community housing

Community housing is managed by community housing organisations. 

Community housing organisations are highly regulated, not-for-profit housing providers that specialise in housing a diverse range of renters. 

Because of their not-for profit structure they can deliver services cost effectively and to high standards.

Market housing

Market housing refers to homes that are available for purchase or rent at prices set by the current housing market. These homes are not government subsidised. 

The cost of market housing depends on factors like where they are located, how many people want them, and their quality, and features.
